Park Village Auctions will soon bring to market a “magnificent” B&B type property near Dullstroom.

Named ‘Hackle Lodge’, the property is located at portion 30 of Kloppenheim Country Estate which lies between Machadadorp and Dullstroom just two hours out of Johannesburg. The lodge also lies within close reach of the Highlands Golf Course. It has been audited as a B&B and is currently owned by a registered company.

The lodge features several rooms, each of which is linked to DSTV. Each room features underfloor heating and can be accessed from the inside and the outside of the main house. Other amenities include private bathrooms, a kitchen and a large gas fire in the lounge. The lodge is serviced by reliable cleaning, laundry and gardening services and the alarm and electricity consumption can be monitored remotely. The house measures 420sqm’s and sits astride a stand measuring 9600smq’s in total. The property will be auctioned complete with all the furniture and fittings which is estimated to be worth approximately R1m.

Kloppenheim’s levy is currently approximately R1000 per month which covers security, maintenance of the fence lines, maintenance of the service roads in the estate and maintenance of the electrical cable and water lines. There are no rates and taxes as the property is not serviced by any municipality. Electricity and water is paid separately on a usage basis. As a guideline water is approximately R150 per month and electricity is charged at R1.20 per KWH.

PVA’s Louise Visagie says the lodge can be purchased with a view to renting the entire property on a self-catering basis or on a room-only basis to surrounding conference venues. Alternatively it could potentially be bought by a family seeking a lovely country retreat away from the rat race of Johannesburg.
